This is a phrase that we hear from clients all too often—and usually when it’s too late.

When you’re going through the process of purchasing or selling a home, you’ll naturally have many questions. Many times clients feel like they are being a bother if they call us when they think of a new question or every time they see a home they’d like to check out, and this can cause problems down the road. Here’s a secret that all of our clients now: if you’re a great realtor, you want your clients to call you with all their questions and every time they see a house they want to tour.

Here are some examples of situations when it’s particularly important that you contact your realtor and why you’ll be better off for it:

1| THINKING OF REMODELING YOUR HOME?

Call your agent. When it comes to remodeling projects, you have to think of return on investment. Your agent can work with you to determine which projects are worth doing in terms of costs of the projects and the potential increase in value of your home. They can also advise you on which types of remodels are generally more appealing to buyers and which ones are riskier.

2| FOUND A HOUSE YOU WANT TO CHECK OUT?

When you go see houses with other agents you run the risk that they might claim you as their client through a process called “procuring cause”. This can happen whether you just showed up at an open house and had the listing agent help you out or called another agent (who’s not your main realtor) to set up a showing. If this happens, your main realtor may not be able to advise or represent you in any future negotiations. If you want to check out some houses, please give us a call. You’re not bothering us. 3| CURIOUS ABOUT HOW MUCH YOUR HOME IS WORTH?

Your agent will be able to get you more accurate information than what you would find online through a free valuation tool. Most of these are automated, genetic, and don’t take into account some aspects of your home that may affect value. It is particularly important that you call us if you’re planning to use this information to make a decision about whether to list your home or not.
