You’ll know the best time to buy
Your professional realtor (agent) works in the market day-in and day-out, so they know the peak times for sales and how local builders go about their business. They might even have the scoop on developments that haven’t been officially listed yet.
They can help you pick a builder
For the same reason as #1, realtors know which builders do the best work because they’ve had success with them before. Experience is priceless.
They can negotiate extras
Because the home you’re buying is “in progress,” you can have more control over how it’s built. Your agent can help you negotiate upgraded finishes, high-end appliances—you name it, just ask.
They’re on your side
The builder’s agent will “help” you, but they aren’t incentivized to get you a good deal. On the flip side, a new construction realtor that you hire works for you and only you.
You’ll have backup during home inspections
Even though new construction is just that—new—it is still smart to have a home inspection to make sure everything is perfect. Though a builder’s agent isn’t likely to offer an inspection, your agent can help you get one scheduled.
